Acceptance of booking is subject to the following conditions:

1.    Possession: Property to be taken from 3.00 p.m. onward on day of arrival and vacated by 11.00 a.m. on day of departure.

2.    Deposit : a deposit of 25% is required to confirm reservation. The balance of rental is due upon arrival.

3.    CANCELLATIONS and REFUNDS: If you have to cancel your holiday and give less than 60 days written notice, we reserve the right to withhold the 25% deposit. A full return of the deposit is given if 60 days (or more) notice of cancellation is given in writing.

4.    HIRERS RESPONSIBILITIES: The Hirer is responsible for the property and is expected to take all reasonable care of it. The Hirer undertakes to report any shortcomings or defects (if any) in the property to the Management on arrival or as soon as possible thereafter so that any such shortcomings or defects can be remedied. The Hirer also undertakes to report and pay the proprietors for any damage to the property, any equipment, lost, damaged, or stolen or any damage caused by the Hirer to any other equipment or facility on site.

For each apartment, a security deposit of €300 cash is payable on arrival and the Hirer gives over one passport which will be held in safe custody by Management.  This deposit and passport will be returned on departure provided the Management are satisfied that the terms of the rental have been complied with. Costs of repair to property as a result of damage and/or negligence and/ or any additional cleaning costs incurred by Management over and above  normal cleaning costs (Note: if the property is left clean and tidy there are no cleaning costs) will be deducted from the security deposit, and any remaining amount shall be returned to the Hirer. An additional charge shall be raised where the security deposit is insufficient to cover any damages caused. Any breach of the undertaking contained in clause 7 of these booking conditions shall result in forfeiture of the security deposit. 

5.    The number of occupants shall not exceed that stated on the booking form, without the express consent of the Management. Bookings are not accepted for all male or all female parties without the express permission of the Management. Failure to observe this condition shall give rise to a termination of the booking forthwith, without refund.

6.    RIGHT TO DECLINE: The Proprietors, or their servants or agents have the right to decline accommodation for any reason even after the receipt of the full rental charges. 

7.    The Hirer undertakes not to do on their part or permit to be done by persons under their control anything which in the opinion of the Management is or may become a nuisance or annoyance which will in any way interfere with the quiet or general comfort of Ethan House, it’s residents or the neighbourhood. Failure to comply will result in forfeiture of security deposit and/or termination of the booking forthwith, without refund.

8.    The Proprietors shall not be liable for breach of contract due to strikes, lockouts, industrial disputes, power failure, acts of God, floods or the requisition of any Government, local or competent authority

9.    LARGE GROUP BOOKINGS: For group bookings of more than 6 guests the lead guest must be at least 30 years or older, and must be in attendance for check-in. 

10.  STRICTLY: No parties are allowed. No loud music is permitted after 11pm.  No  disturbance to our neighbours will be tolerated. Failure to comply will result in forfeiture of security deposit and/or termination of the booking forthwith, without refund.

12.  No smoking inside the premises is allowed
